Tennessee Landlords and Tenants follow the Tennessee Uniform Residential Landlord and Tenant Act

The provisions of this chapter are applicable only in counties having a population of more than sixty-eight thousand (68,000). Applies to the following counties: Anderson, Blount, Bradley, Davidson, Hamilton, Knox, Madison, Maury, Montgomery, Sevier, Shelby, Sumner, Wilson. On October 1, 2008 includes the following counties: Sullivan, Washington, Rutherford, and Williamson for rental agreements entered into, extended, or renewed on or after October 1, 2008.  Another reason laws are so confusing in the US.

Tennessee  Security Deposits

All landlords of residential property requiring security deposits prior to occupancy are required to deposit all tenants' security deposits in an account used only for that purpose, in any bank or other lending institution subject to regulation by the state of Tennessee or any agency of the United States government.
Tenants shall be informed of the location of the separate account.
