Are you like me, a landlord who when it comes Christmas time, starte to believe Santa?

For me, it typically begins with the November rent. 

Then by December when you go looking for rent "I'm sorry, but it's Christmas and I had to go shopping - can you wait til next week...". 

Next week comes around and it's still not Christmas - the house or apartment is getting decorated and the presents get as big as the promises.

You start wondering what that big box is in the corner. Before you know, the tenant who owes you rent starts rattling off about their new flat screen tv or the new games for the kids x-box.

So I bite my tongue. It is Christmas, right? Call me Scrooge.

I just want to pay my taxes on time, pay the mortgage on time and maybe pay MY bills. 

Maybe I want to buy that Flat Screen TV or get my kid something without yelling at them and telling them "I didn't get RENT..."

SO you want to be landlord? Get that red suit out and be merry. Not all tenants are bad and not all landlords are good. But after 20+ years of being santa from November through January - good grief! 

What's next?  That's right, Valentine' Day.

So here you go landlords - don't be nice. You'll lose your shirt, the tenants will win and you'll be stuck with lots of bills. 

You'd think as the publisher of RentLaw.com, I wouldn't be stuck with two tenants who combined, owe me over $20,000.  Well this time ladies and gentleman, immediately upon getting the judgement for eviction, we file the eviction and let the courts remove the tenants. And start over.

I have now with 1/2 of my tenants receiving Section 8 assistance. So far, the tenants are great and about 90% of the rent comes from the Federal or State Government. For once, I feel like I am getting a gift.

Be strong. Be a smarter landlord then I am. 

TIP: IMMEDIATELY UPON A TENANT PAYING RENT LATE, SEND A CERTIFIED NOTICE AND CHARGE A LATE FEE AS PERMITTED BY LAW IN YOUR STATE.

If not, you lose. Trust me.
