Review your own state laws to understand what can
and can't be included in your lease. Even if a
lease has to go to trial, the judge may throw out
terms that are not valid. Be sure the lease is
clear, signed by both you and the tenant and
dated.
Be sure to give the tenant a copy of the
signed lease and keep a copy for yourself. Put
everything in writing.
Landlords:
Be sure to notify the tenant if they are eligible
for a lease renewal and the amount of the renewal.

Tenants:
If your are not renewing your lease, give your
landlord at least 60-90 days notice.
